If you already like the apartment, you are the worst person to decide whether it qualifies. That is not an insult. It is how buying works. A second opinion is how you borrow a colder pair of eyes before the wire leaves.
The pain is social as much as legal. The agent has been kind. The lawyer sent a polished memo. The WhatsApp group said "we all used this fund." Saying you want another view feels like distrust. It is the only adult move left in a market where the same firm often picks the product and files the visa.

A useful second opinion answers three questions only.
If the memo only repeats the brochure in more formal English, you paid for stationery. Ask for the third question in a table.

It is short. It names the rule. It names the gap. It does not say "great opportunity." It says "this fund's remaining maturity is 4 years 11 months, so it fails the five-year limb" or "this Athens flat is 118 m² of main area" or "this quote includes a 6 percent placement fee you were not told about."
What people on the internet are saying: second-opinion requests on immigration forums often arrive too late — after the reservation fee, after the subscription. The already-wired page is that chapter. The cheapest second opinion is the one you buy before the reservation is "non-refundable."
If the memo finds a hole, you have a decision, not a drama.
