Golden Visa Source of Funds: Salary, Sale, Inheritance, Gift

Most files stall on the money trail, not the investment. How a desk reads salary, a company sale, an inheritance and a gift — and why a bank balance is not a source.

If your lawyer has gone quiet after you sent "the bank letter," this is probably why. A balance shows that money exists. Source of funds is the story of how it became yours, in documents a stranger can follow without calling you.

The pain is that the brochure said "proof of funds." That phrase sounds like a screenshot. It is a chain. Salary, a business sale, an inheritance and a gift each break the chain in a different place. Crypto is a fifth shape, and it has its own page because no official Greece, Portugal, Italy, Malta or UAE program page we opened publishes a crypto yes or no.

This is the full-file version for ordinary money. Build it before you pick the apartment. Desks do not care that you are in a hurry.

What a desk is actually reading

A compliance officer is matching names and dates. Your name on the origin document. Your name on the tax paper. Your name on the account that sends the wire. The same euros, dollars or dirhams — not a round number that appeared last Tuesday.

They are not trying to insult you. They are trying to show a regulator, a bank, or a court that this file is not a pile of unexplained cash. If a step is missing, the kindest outcome is a request for more documents. The unkind one is a refusal that follows you to the next country.

That is the job. Here are the four ordinary origins, one at a time.

Salary and bonuses

This is the cleanest story when it is actually clean. You need employment contracts or director appointments, payslips, tax filings that already showed the income, and bank statements where the salary landed in your name. A letter from HR that says "this person earns a lot" is colour. It is not the trail.

Hidden gem: large cash withdrawals followed by a cash deposit in another country are where salary files go to die. If you regularly take cash, start using the account like a grown-up at least a year before you apply. We will not invent a magic number of months. We will say: unexplained cash is a stall.

Bonuses and carried interest need the plan documents, not just the incoming wire. If the money sat in a company and then came out as a dividend, you now have a company-sale-shaped problem as well.

Salary is one origin. A sale is another.

Selling a company or a property

You need the sale contract, proof you owned what you sold, the completion statement, the tax filing that showed the gain, and the path from the buyer's account to yours. If the buyer paid your company and you then paid yourself, include both steps. Desks hate a missing middle.

If the property you sold is in a country with thin registries, expect more questions, not fewer. That is not prejudice. It is a paper-thin registry.

European Golden Visa desks are less standardised, but they ask the same human question: who paid you, and can we see it.

Sales are documented. Inheritances are emotional, and the paper is often worse.

Inheritance

You need the death certificate, the will or intestacy papers, the grant of probate or local equivalent, and the bank or notary record that paid you. If four siblings inherited and you bought them out, you need that second contract too. A WhatsApp from the family lawyer is not probate.

Hidden gem: some countries take a year to issue the document that actually transfers title. Filing a Golden Visa on "the inheritance is coming" is how you create a pending file with a hole in the middle. Wait for the instrument, or file a different origin for the euros you already have.

Gifts look simpler. They are not.

Gifts — including from parents

A gift is two source-of-funds files taped together. The donor must show how they got the money. You must show the gift deed or notarised instrument, any gift-tax filing, and the wire into an account in your name. "My father sent it" is the most common stall in this entire industry.

If the donor is also going on the residence file, say so early. Circular gifts — you gift a parent who then invests — read like a structure, not a family kindness.

What is not a source of funds

Build the chain, then pick the program. Portugal's fund subscription, Greece's notary, Italy's Committee, Malta's licensed agent and a UAE land department all read different forms of the same story. None of them will write the story for you.

Is a bank reference letter enough for source of funds?+

No. A reference letter confirms a relationship or a balance. Source of funds is the origin story: contract, tax filing, and the account in your name that pays the investment.

Can I use a gift from my parents?+

Yes, if the gift is documented and the parents can show their own lawful origin. A gift is two files. Most stalls happen on the parents' side.

Do I need the same file for Greece and Portugal?+

The story is the same. The stamps are not. Greece's notary, Portugal's fund administrator and AIMA, Italy's Committee and Malta's Agency all have their own forms. Build one master trail, then let counsel map it.
